Eagleview Homes, LLC is a national leader in upscale home development, but when it came to a new multi-family residential unit along the Guilford Connecticut Shoreline, they sought the experience of a local civil engineering team to bring their vision to life. With a plan for three buildings comprising twelve custom townhomes, each featuring the highest quality materials, state-of-the-art mechanical systems, Loureiro Engineering Associates (LEA) would ensure its site was up to the same high-end standards — while navigating the challenges of the coastal environment.
There was an additional layer of regulations required by the Coastal Area Management Act in order to protect the unique coastal environment and minimize the risks of flooding. With parking garages under each of the three buildings, consideration of the floodplain was key. Structural steel was introduced to support facility heights of 80 feet to grant each townhome an optimal ocean view.
LEA is working closely with the architect to ensure harmony between the site and the building designs to enhance the homeowners’ living experience — from the ease of access for incoming vehicles and pedestrians, to the location of snow removal areas and trash disposal and the connection of utilities to the buildings. And in this case, the site’s lack of sanitary sewer required a much more complex approach. Finally, LEA’s design expertise also became pivotal to ensure all exterior aesthetics match that of the building style.

But the biggest challenge the Loureiro team faced was a result of one family wanting to convert two townhomes in Building A into a single family unit, requiring a complete reconfiguration of the building’s structure and all new approvals for the modified plans from the city. LEA rapidly mobilized our team and resources to update the design, ensured consistent follow up to obtain estimates from subcontractors, and fast-tracked the permitting process to avoid delays and move forward.
A project of this level of caliber completed in an economic climate characterized by inflation and long lead times, required an elevated level of trust and transparency — which Loureiro’s AIA 134 Open Book Contract provided. For any bid, Loureiro would offer multiple subcontractors or vendors to be reviewed by Eagleview Homes, as well as our expertise on the best option, so that they could feel confident in their decisions in a market where competitive pricing is almost impossible to achieve.
Construction on Building A started in March 2022 and is dated for completion in August of 2023, while Building B is set to start that same May. Each building is estimated at 14 months from start to finish.
