A prominent Connecticut dealership owner needed to build a new Mazda dealership across the street from their current Ford Dealership in New London. What started as an exploratory conversation between the client and the Loureiro team evolved into a three hour project kick off meeting. Even further, the project would embrace a whole new type of contract structure — one with no price ceiling.
Over the course of about 14 months, Loureiro demolished an old factory on the site to begin development of the parcel of land and planned to gut the small, existing dealership on the site and convert it into a Ford Bronco showroom. With an understanding of unique nuances and strict layout and structural requirements associated with dealership construction, as well as how best to work with in-house design teams and architects, Loureiro Building Construction’s Senior VP was very active in the project from start to finish per the client’s request.
While typical construction projects have a max guaranteed cost, including all materials, labor, administration fees, etc., LBC introduced a new Open Book concept which eliminates that fixed cost, and instead is based fully on honesty and transparency. LBC presents the client with 4-5 proposals for all applicable trades in order to make the best decisions together. Since in the current tough economic client quotes won’t hold for longer than several days, when a cost does go up, no one was forced to pay the difference. LBC was able to show that we’re getting the most qualified subs for the best value, assuring the client everything is in their best interest
LBC is now looking to help the client with three more dealerships down the road and a few other projects as well, utilizing our engineering, design, and construction teams.
